| 1. | The development shall be carried out in accordance with the following plans received by the Local Planning Authority on the 14th August 2015 as part of application 06/15/0481/F:

and the development shall be carried out in accordance with the following plans received by the Local Planning Authority on the 17th July 2017 and accepted as a non-material amendment and included on the files of both 06/15/0481/F and 06/17/0025/F:
Proposed Ground and First Floor Plans: F1745-101-Rev D
Proposed Elevations: F1754-102-Rev C

| 2. | The acoustic screen fence (of which details were secured in discharge of condition application 06/17/0024/CD) shall be retained in its approved form in perpetuity.

| 3. | Any plant and equipment shall be installed and maintained in accordance with the details approved as part of discharge of conditions application 06/17/0024/CD.

| 4. | The beer garden/external drinking area shown on drawing no. F1745-101-Rev D shall not be open to customers outside the hours of 08:00 to 23:00.

| 5. | The public house hereby approved shall not be open to customers outside the following hours:-
07:00am to 00:30am Sunday to Wednesday
07:00am to 01:30 am Thursday to Saturday
The premises may also open for an additional hour on the following occasions:-
Maunday Thursday, Christmas Eve, Boxing Day, New Year's Eve, Sundays before Bank Holidays and the morning before British Summer Time commences.

| 6. | All deliveries to the site shall be carried out in accordance with the submitted Transport Delivery Management Plan dated 8th October 2015 as part of application 06/15/0481/F. No deliveries shall be made to the site outside the following times:-
07:00 to 19:00 Monday to Saturday
No delivery or refrigerated vehicles shall arrive before 07:00 and the whole delivery activity shall be completed by 19:00 unless otherwise agreed in writing by the Local Planning Authority.

| 7. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal would not cause significant adverse impacts on neighbouring amenity when compared to the existing situation and therefore the application is considered to comply with policies CS09 F and A1. |
| 8. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
