1. | The development shall be carried out in accordance with Drawings No.02.010/16,02.010./17,02.010/03 approved as part of planning permission 06/03/0384/F on the 31st July 2003.
Notwithstanding the above plans, for Knightly Manor Barn only, the development shall be carried out in accordance with the following revised plans:
- Windows and doors elevations; drawing reference: AA10 rev A
- Windows and doors elevations; drawing reference: AA11 rev A
- Proposed Elevations; drawing reference: AA12 rev C
- Mezzanine Details; drawing reference: AA13 rev A
- Mezzanine Details; drawing reference: AA14 rev A
- Mezzanine, stairs and Glazed Link Details; drawing reference: AA15 rev A
- Landscape Proposal with Utilities; drawing reference: AA16
- Barn Internal Wall Linings; drawing reference: AA17
The reason for the condition is:-
For the avoidance of doubt of what has been approved and in the interests of proper planning. |
2. | No occupation of the dwelling hereby approved shall take place until an updated statement demonstrating how the dwelling will be designed and built to achieve a water consumption rate of no more than 110 litres/person/day has been first submitted to and approved in writing by the Local Planning Authority. All required water conservation measures within the approved details shall thereafter be installed and maintained to achieve this agreed rate, prior to the occupation of the dwelling, to ensure the required water consumption is not exceeded for the lifetime of the development.
The reason for the condition is: -
In the interests of promoting and securing water efficiency improvements to a higher standard than Building Regulations minimum standards require, to accord with adopted Local Plan Part 2 policy E7.
Note to applicant - The imposition of this planning condition requires the development to achieve a higher standard of construction than the current minimum national requirement through Building Regulations. This requires you / the Developer to ensure that the standard is adhered to when seeking Building Regulations Completion Notice approval (whether using local authority inspectors or third party approved inspectors). |
3. | No occupation of the dwelling hereby approved shall take place until such time that the EV charging point (Pod Point Solo 3S 7KW Thethered EV Charger) has been installed and made operational. The EV charging point shall thereafter be retained.
The reason for the condition is :-
To ensure that the dwelling is capable of meeting any demand for ultra-low emission vehicles in line with Local Plan Part 2 (2021) Policy I1. |
4. | In the event that any hidden historical features are revealed during the course of the works, work shall be suspended in the relevant area of the building and the Council shall be notified immediately. Provision shall then be made for the retention and/or proper recording as required by the Council. Particular regard shall be paid to the extensions.
The reason for the condition is :-
To ensure an appropriate record is made of any fabric of architectural/historical/archaeological significance in accordance with Core Strategy (2015) Policy CS10. |
5. | Prior to the dwellings first being occupied the car parking spaces shown on the approved plan (drawing reference: AA16) shall be available for use an retained available for use thereafter unless otherwise agreed thereafter unless otherwise agreed in writing by the Local Planning Authority.
The reason for the condition is :-
To ensure off road parking provision; in accordance with Core Strategy (2015) Policy CS16. |
6. | The annex living accommodation hereby approved shall be used only as a use incidental to the use of the main dwelling (Knightly Manor Barn), shall only be used by the occupiers of the main dwelling, or their dependants, and shall not be used as a separate dwelling, nor let separately for holiday purposes, and shall not be occupied as a separate and unassociated unit of accommodation.
The reason for the condition is:-
To enable the Local Planning Authority to retain control over the development which has been permitted in accordance with Policy H10 of the adopted Great Yarmouth Local Plan Part 2 and which may not otherwise have been acceptable were it not for the restrictions on occupancy imposed by this condition. |
7. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal would see a barn conversion, sympathetic to the listed building and the application complies with CS10 and E5 in this regard. |
8. | NOTES - Please read the following notes carefully:-
1. You are reminded that the original historic fabric of the listed building should be retained unless specifically authorised for removal by the Council as part of a listed building consent. Historic fabric which must be retained would include lath and plaster ceilings and lime plaster on walls, floor boards, original skirting boards, dado rails, cornices, fireplaces and any other surviving historic fabric. Where these elements are in poor condition, repair on a like-for like basis could be undertaken by competent workmen, with the minimum amount of intervention to the historic fabric. You are reminded that the installation of new internal and external lighting, service routes and risers fixed to the building will in most cases require listed building consent. Any proposals for these particular works must be first approved by the Council as part of a listed building consent before they are installed within the listed building.
2. A public foot path/right of way runs through the site, any alteration to the right of way will need to be subject to a diversion order and is not authorised by this grant of planning approval. |
