| 1. | The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |

| 3. | The roofing materials to be used on the rear extension hereby permitted shall match the appearance and style of the existing roofing tiles. The external facing materials to be used in the walls of the development hereby permitted shall be in accordance with the details proposed within the submitted application form. The reason for the condition is :- In the interests of the satisfactory appearance of the development. |
| 4. | REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2. |
