| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |

a) Plan entitled 3, Bridgford Close, Gorleston, Great Yarmouth, NR31 6SF (submitted as the Location Plan) (unreferenced), dated 20/12/2022;
b) Drawing Number 2278-001, entitled Existing & Proposed Details, dated December 2022.

| 3. | The materials to be used in this development hereby permitted shall be in accordance with the details proposed within the submitted application form.

| 4. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2. |
| 5. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
