| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with revised Drawing No: 418-P-001 Mk.1 received March 2023 including site plan as proposed.

| 3. | The materials to be used in the external walls and roof of the development hereby permitted shall be in accordance with the details stated in the application form and on the approved plan.

| 4. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in Policy CS9 of the Core Strategy and A1, A2 & H9 of the Local Plan Part 2 and Policy HOU3 of Winterton Neighbourhood Plan. |
| 5. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
