1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans received by the Local Planning Authority: - Location Plan, received 4th January 2023 - Proposed extension to 110 Springfield Road, sheet 1B of 5 - proposed rear elevation, Revision 4, received 10th May 2023 - Proposed extension to 110 Springfield Road, sheet 2 of 5 - existing and proposed first floor plan, Revision 3, received 10th May 2023 - Proposed extension to 110 Springfield Road, sheet 5 of 5 - proposed side elevation, Revision 2, received 10th May 2023 The reason for the condition is :- For the avoidance of doubt.
3.The materials to be used in the development hereby permitted shall match those specified in the application form and plans. The reason for the condition is :- In the interests of the visual amenities of the area and for the preservation of the Conservation Area in accordance with Policies CS9 and CS10 of the adopted Great Yarmouth Core Strategy (2015) and Policies A1, H9 and E5 of the adopted Great Yarmouth Local Plan Part 2 (2021).
4.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
5.Party Wall Act:- The applicant should be aware of the provisions of the Party Wall etc. Act 1996 before carrying out any of the works covered by this planning application.
