1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following revised plans: .Site Location Plan, received by the Local Planning Authority on 22nd December 2022. .Drawing 537/02 revision C - Proposed Plans & Elevations, received by the LPA on 22nd June 2023. The reason for the condition is:- For the avoidance of doubt.
3.The materials to be used in the external walls and roofs of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form and on revised plan 537/02 revision C. The reason for the condition is :- In the interests of the visual amenities of the area.
4.Notwithstanding the location of the proposed air source heat pump as shown within approved plan 537/02 revision C, the final location of the air source heat pump to be positioned in the rear garden shall be at least 1m away from any shared boundary, and the volume of the air source heat pump's outdoor compressor unit (including any housing) shall not exceed 0.6 cubic metres. There shall be no installation of any air source heat pump within the application site until such time as the location in the form of a plan, and capacity and other technical specifications, have first been submitted to and approved in writing by the Local Planning Authority. The reason for the condition is:- In the interests of the adjoining residential amenity, to accord with Class G of Part 14 to Schedule 2 of The Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
5.The Finished Floor Levels of the development hereby permitted shall be set no lower than existing floor levels AND appropriate flood proofing measures shall be incorporated within the proposed development where appropriate. Any flood proofing / resilience and resistance techniques shall be included in accordance with `Improving the flood performance of new dwellings' published by CLG (2007). The reason for the condition is:- The development site lies within Flood Zone 3 and the measures are required to protect future residential amenity and to mitigate impacts of flooding in line with Core Strategy Policy CS13, Local Plan Part 2 Policy E1 and Section 14 of the NPPF (2021).
6.There shall be no construction beyond foundation or slab level of the extensions hereby approved until details (photographs, plans) of no less than 2no. bird boxes to be installed in the development have first been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with these details and the bird boxes shall be installed and made available for use prior to the first use of the extensions, and shall be retained as such in perpetuity. The reason for the condition is :- To secure biodiversity enhancements in line with Core Strategy policy CS11 and the NPPF.
7.Construction work shall not take place outside the following hours:- 08:00 to 18:00 Mondays - Fridays, and 08:30 to 13:30 Saturdays, and no work shall take place on Sundays or Bank Holidays. (These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property) The reason for the condition is :- In the interests of the residential amenities of the occupiers of nearby dwellings.
8.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner and in securing the amended plans has ensured a suitable form of development.

INFORMATIVE: Locating your nest box, whether fixed to a tree or a wall, the height above ground is not critical to most species of bird as long as the box is clear of inquisitive humans and prowling cats. If there is no natural shelter, it is best to mount a box facing somewhere between south-east and north to avoid strong direct sunlight and the heaviest rain. The box should be tilted slightly forwards so that the roof may deflect the rain from the entrance. You can use nails to attach the box directly to a tree trunk or branch; or you can use rope or wire wrapped right around the box and trunk (remembering to protect the trunk from the wire cutting into it by using a piece of rubber underneath it). Both methods are satisfactory, but annual maintenance is easier if the box is wired and can be taken down easily for cleaning. The number of nest boxes which can be placed in a garden depends on the species you wish to attract. Many species are fiercely territorial, such as blue tits, and will not tolerate another pair close by; about 2 to 3 pairs per acre is the normal density for blue tits. Other species, such as the tree sparrow, which is a colonial nester, will happily nest side-by-side. Do not place your nest box close to a bird table or feeding area, as the regular comings and goings of other birds are likely to prevent breeding in the box.
