1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the application and following plan received by the Local Planning Authority on 29 November 2022: a) Drawing Number GJ/22/2069 03, entitled Existing & Proposed Plans & Elevations, Block and Site Location Plan, dated Nov 2022. The reason for the condition is :- For the avoidance of doubt.
3.The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form. The reason for the condition is :- In the interests of the visual amenities of the area in accordance with Policy A1 of the adopted Great Yarmouth Local Plan Part 2 (2021).
4.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2.
5.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
