1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the plans received by the Local Planning Authority on 6th December 2012: - Location Plan - Proposed Site / Block Plan - Proposed extension to 17 The Promenade, Scratby, job number 5462 B/2 The reason for the condition is :- For the avoidance of doubt.
3.The materials to be used in the walls, roof, doors and windows of the development hereby permitted shall match those specified in the application form and on the plans. The reason for the condition is :- In the interests of the visual amenities of the area in accordance with Policy CS9 of the adopted Great Yarmouth Core Strategy (2015) and Policy A1 of the adopted Great Yarmouth Local Plan Part 2 (2021).
4.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
5.Party Wall Act The applicant should be aware of the provisions of the Party Wall etc. Act 1996 before carrying out any of the works covered by this planning application.
