| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is:-
Required to be imposed pursuant to Section 18 of the Planning (Listed Building and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following revised plans and documents:
a) Plan Reference p4b/uk/881892/1190859, entitled Site Location Plan, dated 30 November 2022, received by the Local Planning Authority on the 6th December 2022;
b) Plan reference b36c/uk/881892/1190844, entitled Site Plan (submitted as the Block Plan), dated 30 November 2022, received by the Local Planning Authority on the 6th December 2022;
c) Updated Method Statement (unreferenced and undated), received by the Local Planning Authority on the 19th January 2023.

| 3. | All historic features and fabric shall be preserved and protected from any damage throughout the works. Any damaged fabric shall be repaired in a like for like manner with matching materials and techniques.

To ensure that regard is paid to protecting the special architectural and historic interest and integrity of the building under Section 16 of the Planning (Listed Buildings and Conservation Areas) Act 1990. |
| 4. | During the works, if hidden historic features or archaeology are revealed they should be retained in-situ. Works shall be halted in the relevant area of the building and the Local Planning Authority shall be notified immediately. Details shall be submitted to, and agreed in writing, to agree a scheme for protecting the historic features or archaeology found. Works within the relevant area shall only resume in accordance with the approved details.

| 5. | All original external and internal historic features, part of the special character of the heritage asset (including buttresses, brickwork, joinery of historic importance, etc) shall be preserved and protected from any damage throughout the works. Any damaged fabric shall be repaired in a like for like manner with matching materials and techniques.

| 6. | Before work begins, the position, type and method of installation of any new or relocated services and related fixtures (including rainwater goods, communications and information technology servicing), shall be specified and submitted to and agreed in writing with the Local Planning Authority wherever these installations are to be visible, or where ducts or other methods of concealment are proposed.

This proposal involves excavations adjacent to the public highway. It is an OFFENCE to carry out any works that may affect the Public Highway, which includes a Public Right of Way, without the permission of the Highway Authority. Please note that it is the Applicants' responsibility to ensure that, in addition to planning permission, any necessary consents or approvals under the Highways Act 1980 and the New Roads and Street Works Act 1991 are also obtained from the County Council.
