| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the application received by the Local Planning Authority on 16 November 2022 and the plans as received below:
a) Site Location Plan (unreferenced), dated 15/11/22
b) Drawing Number 2269-002, entitled Proposed Details (submitted as the proposed elevations, floor plan and Site Plan), dated November 2022.

| 3. | The external materials of the development hereby permitted shall be in accordance with the details stated in the application form.
The reason for the condition is :-
In the interests of the visual amenities of the area in accordance with Policy A1 of the adopted Great Yarmouth Local Plan Part 2 (2021). |
| 4. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2. |
| 5. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
