1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following revised plans received by the Local Planning Authority on 21st December 2022: -Existing and Proposed site layout Planning amendment No.1 12/22 -Proposed Elevations Planning amendment No.1 12/22 -Proposed ground floor plan Planning amendment No.1 12/22 -Proposed section Planning amendment No.1 12/22 The reason for the condition is:- For the avoidance of doubt.
3.The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form. The reason for the condition is :- In the interests of the visual amenities of the area.
4.The development hereby permitted shall be carried out incorporating the measures to mitigate the risk from flooding set out in the Flood Risk Plan and Flood Risk Assessment regarding flood mitigation measures both received by the Local Planning Authority on 3rd November 2022. The reason for the condition is :- To ensure that mitigation measures are undertaken as the property is located within an area at risk of flooding.
5.The Flood Response Plan, including information regarding the availability of the Environment Agency's Flood Warnings Service, shall be made available to future occupiers of the site. The reason for the condition is :- In accordance with the recommendations of the flood risk assessment, to minimise the risk to the occupants in the event of flooding.
6.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2.
