1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following revised plan received 27 February 2023: - Existing and proposed plan including site plan, elevations and floor plans. Plan no, 1756/1 Revision Rev.A (Feb. '23) 1/High level window and escape combination window to first floor east facing bedrooms. The reason for the condition is:- For the avoidance of doubt.
3.The materials to be used in the external walls and roof of the development hereby permitted shall match those in accordance with the details stated in the application form. The reason for the condition is :- In the interests of the visual amenities of the area.
4.The two full height first floor casement bedroom windows on the eastern elevation (labelled as obscure glass on PLAN 1756/1 Rev.A (Feb. '23) 1/High level window and escape combination window to first floor east facing bedrooms) shall be fitted with obscure glass to a level equivalent to Pilkington Privacy Level 5 and shall be hung on their right side when viewed externally and shall be installed as such prior to the first occupation of the development hereby permitted and the obscure glazed windows in this form shall be retained thereafter in perpetuity. The reason for the condition is:- In the interests of the residential amenities of the occupiers of nearby properties.
