No.	Condition Text
1.	The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.	The development shall be carried out in accordance with the following plans: - Location Plan, Plan No. 2223.103.01 received 31 October 2022 - Proposed Block Plan, Plan No. 2223.103.02 received 31 October 2022 - Elevation and Floor Plan, Plan No. 2223.103.04 received 31 October 2022 - RPA Plan, Plan No. 2223.103.05 received by 19 January 2023. The reason for the condition is:- For the avoidance of doubt.
3.	No work shall commence until the exact types and colours of the external materials (to include brick for garage and wall infill and brick bond, mortar mix and colour, roof tile, windows and doors) have been submitted to and approved by the Local Planning Authority. The development shall be carried out using the agreed materials. The reason for the condition is :- In the interests of the visual amenities of the area, the character and appearance of the conservation area and the setting of the listed building as precise details of the materials have not been submitted in accordance with Local Plan Policies CS9, CS10 and E5.
4.	In relation to the south side wall of the garage, excavations for the foundations and ground works within 1 metre of the outer edge of the root protection area as shown on Plan No. 2223.103.05, shall be overseen by a suitably qualified competent Arboricultural Consultant, and if any large tree roots are found when excavating the foundations, these should be carefully dug around and protected as instructed by the Arboricultural Consultant. The reason for the condition is: - To ensure that no harm is done to existing trees in accordance with Local Plan Part 2 Policy E4.
