1.The development shall be carried out in accordance with the following plans and details approved within permission 06/18/0682/F: Proposed Equipment Storage and Plant Building, Floor Plan and Elevations: 7794-P07 rev A Proposed Entrance Retail Shop Pavilion, Floor Plan and Elevations: 7794-P08 rev B Proposed Children Play Building, Floor Plan and Elevations: 7794-P09 rev A Proposed Sunroom, Floor Plan and Elevations: 7794-P10 Proposed Quiet Terrace, Site Plan, Section, Front View: 7794-P11 and in accordance with the following replacement plans received by the Local Planning Authority on the 8th September 2022: Site Location Plan: P100 Proposed Pavilion Elevations: P170 and in accordance with the following revised plans received by the Local Planning Authority on the 18th November 2022: Proposed Block / Site plan: P100 A and in accordance with the following revised plans received by the Local Planning Authority on the 5th January 2023: Proposed Roof Plan: P111 A Proposed Floor Plans: P110 A The reason for the condition is:- For the avoidance of doubt.
2.The roof and/or external cladding of the toilet block shall not be altered, amended or removed prior to written approval of the Local Planning Authority. The reason for the condition is :- Should these works be required bat surveys shall need to be undertaken. The application does not propose to carry out alterations so the restriction is in the interest of certainty.
3.Prior to commencement of the use of the bar/restaurant, bat and bird boxes as detailed in the ecological assessment at page 31 para 8.3 shall be erected and retained in perpetuity. The reason for the condition is :- To provide nesting and roosting enhancements.
4.Vegetation, which includes trees and hedges, shall not be removed outside of the period 1st September - 28th February. The reason for the condition is :- To ensure that vegetation is not removed during the bird nesting season.
5.With the exception of the lighting shown on the approved elevations of the restaurant and changing facility buildings, no external lighting shall be installed at the site without the prior consent of the Local Planning Authority. The reason for the condition is :- To ensure that any lighting installed is not detrimental to the local wildlife with specific regard protected species.
6.The veteran oak tree must remain its current location whether surviving, decaying or dying, unless otherwise agreed with the Local Planning Authority. The reason for the condition is :- Veteran trees offer ecological benefits even at expiration and as such should be retained where they will give benefit.
7.Foul water drainage shall be installed as set out in the details received on the 15th August 2019 as part of application 06/19/0467/CD. Prior to the occupation / use of any phase of this development, the foul water drainage works relating to that phase must have been carried out in complete accordance with the approved scheme. The reason for the condition is :- To prevent environmental and amenity problems arising from flooding.
8.Surface water drainage should be installed as set out in the details received on the 15th August 2019 as part of application 06/19/0467/CD. No hard-standing areas shall be constructed until the works have been carried out in accordance with the surface water strategy so approved unless otherwise agreed in writing by the Local Planning Authority. The reason for the condition is :- To prevent environmental and amenity problems arising from flooding.
9.The development hereby permitted, inclusive of pool, bar/restaurant and outdoor equipment/uses shall not be used by persons not residing on the planning unit outside of the hours 07:00 - 23:30 Monday to Sunday. The reason for the condition is :- In the interests of the residential amenities of the occupiers of nearby dwellings.
10.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria set out in saved Policy CS8 of the Great Yarmouth Core Strategy.
