1.The development shall be retained in accordance with the following plans: - Proposed Elevations (Drawing Number 0019 (Rev P2)) - Titled as 'Relocated Wash Facility Elevations' (received by the Local Planning Authority on 02/09/2022) And the following revised plans received by the Local Planning Authority on 04/11/2022: - Revised Location Plan (Drawing Number 0040 (Rev P2)) - Titled as 'Location Plan' - Revised Site Plan (Drawing Number 012 (Rev P4)) - Titled as proposed Site Plan The reason for the condition is :- For the avoidance of doubt.
2.The storage building hereby permitted shall be used for storage and distribution uses ancillary to and in association with the existing use of the site and used only the business operator of the site unless an appropriate planning application is first submitted to and approved by the local planning authority. . The reason for the condition is :- To ensure that no other use operates from the unit that could have adverse highway impacts in accordance with Core Strategy Policy CS16.
3.The development shall be carried out and retained thereafter in accordance with the drainage strategy received by the Local Planning Authority on 16/02/2023. The reason for the condition is :- To ensure the development does not increase risks associated with flooding in accordance with Core Strategy Policy CS13 and Local Plan Part 2 Policy E1.

Floodline Warnings Direct is a free service that provides flood warnings direct to those registered by telephone, mobile, email, or SMS text message using their Automatic Voice Messaging (AVM) Service to advise of a possible flood event. On receipt of a flood warning or alert, the site users should follow the instructions received from the Environment Agency.
5.Any discharge of surface water to a dyke other than via any adopted sewer will require the consent of the Environment Agency (Anglian Region), The Internal Drainage Board and the dyke owner.
