1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The development shall be carried out in accordance with the application form and following plans:
a) Location Plan (unreferenced and untiled), dated 07/09/2022;
b) Drawing Number 2261-001, entitled Existing & Proposed Details, dated September 2022.
The reason for the condition is:-
For the avoidance of doubt. |
3. | The hours of any driveway works shall be carried out during the following times:
08:00 to 18:00 Monday to Friday.
08:30 to 13:30 Saturday
No work shall take place on Sundays or Bank Holidays. (These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property).
The reason for the condition is :-
Due to the close proximity of other residential dwellings and in the interest of residential amenities in accordance with Policy A1 of the Great Yarmouth Local Plan Part 2 (2021). |
4. | The vehicular access indicated for improvement on Drawing No. 2261-001 shall be widened in accordance with the Norfolk County Council residential access construction specification and in accordance with the approved plan. Arrangement shall be made for surface water drainage to be intercepted and disposed of separately so that it does not discharge from or onto the highway carriageway.
The reason for the condition is: -
To ensure construction of a satisfactory access and to avoid carriage of extraneous material or surface water from or onto the highway in the interests of highway safety and traffic movement in accordance with Policy CS16 of the adopted Great Yarmouth Local Plan Core Strategy (2015) and the National Planning Policy Framework (2021) (in particular Paragraph 112). |
5. | REASON FOR APPROVAL OF THE APPLICATION:
The proposal meets the relevant criteria set out in Core Strategy Policy's CS9, CS10 and CS16 and Local Plan Part 2 Policy A1. |
6. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
7. | This development involves works within the public highway that can only be carried out by Norfolk County Council as Highway Authority unless otherwise agreed in writing.
It is an OFFENCE to carry out any works within the Public Highway, which includes a Public Right of Way, without the permission of the Highway Authority. Please note that it is the Applicant's responsibility to ensure that, in addition to planning permission, any necessary consents or approvals under the Highways Act 1980 and the New Roads and Street Works Act 1991 are also obtained from the County Council. If required, street furniture will need to be repositioned at the Applicant's own expense.
Public Utility apparatus may be affected by this proposal. Contact the appropriate utility service to reach agreement on any necessary alterations, which have to be carried out at the expense of the developer. |
