| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the details on the application form, including materials as listed and in accordance with Condition 3 below and the following plans and drawings received by the Local Planning Authority on 01 August 2022:

| 3. | The materials to be used on the elevations of the first-floor extension over the proposed car port shall be Natural timber boarding with a natural stain finish as confirmed in an email from the applicant's agent dated 18th October 2022 which states their intention.

| 4. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2. |
