| 1. | The development shall be carried out in accordance with the following plans received by the Local Planning Authority on the 05th August 2022:
Site Location Plan (unnumbered)
Revised First Floor Plan (unnumbered)
Revised Front Elevation (unnumbered)
and the development shall be carried out in accordance with the following plans approved as part of 06/19/0699/F:
Drawing Number CJ0005 - Proposed Block Plan and Floor Plans (not including first floor plan)- received on 09 March 2020;
Drawing Number CJ0006 - Proposed Elevations (not including front (west) elevation)- received on 10 February 2020
The reason for the condition is:-

| 2. | Within 3 months of this decision, the glazed Juliet Balcony (as shown on the Revised First Floor Plan) shall be installed in its entirety. The glazing shall be retained thereafter.
For the avoidance of doubt, the glazing shall be installed in accordance with the details stated in the email from Christine Jay on the 04 August 2022.
The reason for the condition is :-
In the interests of the privacy of the occupants of the subject dwelling and neighbouring dwellings. |
| 3. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any amendment revoking or re-enacting that Order) the dwelling hereby permitted shall not be further extended in any way without first obtaining the express written permission of the Local Planning Authority.
The reason for the condition is:-
To enable the Local Planning Authority to retain control over any further extensions to the dwelling in the interests of residential amenity. |
| 4. | Prior to the first occupation of the development hereby permitted the proposed access/on-site car parking area shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use.
The reason for the condition is :-
To ensure the permanent availability of the parking/ manoeuvring areas, in the interests of satisfactory development and highway safety. |
| 5. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria of policy A1 and core policies CS09. |
