1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans received by the Local Planning Authority on 19th July 2022: -DWG 1.1 rev 1.2 Proposed Brick Outbuilding -DWG 4.1 rev 1.2 Proposed Brick Outbuilding Material Notes -DWG 4.2 rev 1.1 Proposed Brick Outbuilding Tree Notes -DWG 6.00 rev 1.0 Solar Panels -DWG 7.0 rev 1.0 Proposed Brick Outbuilding Driveway Gates The reason for the condition is:- For the avoidance of doubt.
3.The materials to be used in the external walls and roof of the development hereby permitted shall match those in accordance with the details stated in the application form and plans. The reason for the condition is :- In the interests of the visual amenities of the area.
4.No part of the proposed structure (fence, gates, their posts and foundations) shall overhang or encroach upon highway land and no gate shall open outwards over the highway. The reason for the condition is: - In the interests of highway safety.
5.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
6.NOTES - Please read the following notes carefully:- It is the Applicant's responsibility to clarify the boundary with the public highway. Private structures such as fences, or walls will not be permitted on highway land. The highway boundary may not match the applicant's title plan.
