1.This permission expires on 25th October 2027 and unless on or before this date an application has been made to extend the period of permission, or to make the use permanent, and such application is approved by the Local Planning Authority, the use of the site shall cease and the use class of the site shall revert to that of uses within the classes B1 (now class E), and/or B2 and/or B8 of the Town and Country Planning (Use Classes) Order 1987, as amended. The reason for the condition is:- In order to retain control over the building's use so as to assess the impact of the use on the area, and ensure that this use does not prejudice other uses currently operating from Eurocentre or the surrounding defined employment area, or which would be able to operate from Eurocentre under the sites original planning permission. The permission is time-limited in line with the request of the applicant and because the application has not provided evidence that the change of use would be appropriate on a permanent basis, as required by adopted Core Strategy policy CS06(b).
2.The development shall be carried out in accordance with the following revised plans received by the Local Planning Authority on the 18th August 2022: Location Plan: 234676 Floor Plans: 234676; and, Parking Plan: 234676 as received by the Local Planning Authority on 19th July 2019, and as required to be used by the within planning permission 06/19/0413/CU. The reason for the condition is:- For the avoidance of doubt.
3.The development shall only be carried out in complete accordance with the recommendations contained within the submitted Flood-Risk Assessment and Flood-Smart Flood Response Plan by Geo-Smart information, reference 70449R1, and dated February 2018 (received as part of planning permission 06/19/0413/CU). The reason for the condition is:- To ensure that the risk of flooding is appropriately managed in the interest of public safety,
4.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria of core policy CS06 M.
