1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans received by the Local Planning Authority on the 15th June 2022: Existing and Proposed Plans: 2773.21.1A and the development development shall be carried out in accordance with the email from Ian Garrett, received by the Local Planning Authority on 1 July 2021 as part of application 06/21/0425/F, confirming balcony material which shall be oak / timber to match the existing dwelling. The reason for the condition is:- For the avoidance of doubt.
3.Notwithstanding the balcony, the materials to be used in the external walls and roof of the development hereby permitted shall accord with the details stated in the application form. The reason for the condition is :- In the interests of the visual amenities of the area.
4.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2.
5.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
