1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The development shall be carried out in accordance with the following plan received by the Local Planning Authority on 8th June 2022:
- 527/02 Proposed plans and elevations
The reason for the condition is:-
For the avoidance of doubt. |
3. | The materials to be used in the external walls and roof of the development hereby permitted shall match those of the details stated in the plans and application form.
The reason for the condition is :-
In the interests of the visual amenities of the area. |
4. | Prior to the first occupation of the development hereby permitted the proposed access and on-site car parking area shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use.
Reason: To ensure the permanent availability of the parking area, in the interests of satisfactory development and highway safety. |
5. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
6. | Party Wall Act
The applicant should be aware of the provisions of the Party Wall etc. Act 1996 before carrying out any of the works covered by this planning application. An explanatory booklet is available at www.communities.gov.uk which sets out the rights and duties of the applicant in order to ensure that the Act is complied with. |
