| 5. | NOTES - Please read the following notes carefully:-
The applicant, developer and occupants are advised there used to be a train line running through the site, and as such there is a risk that unknown contamination could be present. The responsibility for the safe development and secure occupancy of the site rests with the developer. The local planning authority has determined the application on the basis of the information available to it, but this does not mean that the land is free from contamination. |
| 6. | NOTES - Please read the following notes carefully:-
The applicant, developer and occupants are advised that in proposing any scheme for boundary treatments, the details presented should include provision for several 13cm x 13cm holes within the boundaries at ground level. This will ensure adequate access for hedgehogs and other small mammals. The submitted plans indicate a brick wall to be proposed along the western boundary; this is not considered to be appropriate in this location and another boundary treatment should be considered to better reflect its countryside location such as a post-and-rail fence with native hedge planting. The local planning authority can assist with pre-application advice if desired: see www.great-yarmouth.gov.uk/pre-application-planning-advice |
| 7. | NOTES - Please read the following notes carefully:-
The developer is advised that the Oak Tree within the existing garden is protected by a Tree Protection Order (TPO), number TPO 14 2018. It is a criminal offence to undertake prohibited works or wilfully damage or destroy TPO protected trees without gaining formal consent from the Local Planning Authority. A tree maybe impacted both above ground and via its roots. The developer is advised not to excavate or store any form of heavy materials within the root protection area (RPA) of the protected tree, no to undertake works to the canopy without first
gaining the express written permission of the local planning authority. More information on TPOs can be found here - Tree Preservation Orders and trees in conservation areas - GOV.UK |
