1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans: Proposed Elevation as Amended to show rendered infill panels Drawing No. 6 received by the Local Planning Authority 31st August 2022 Proposed Layout Drawing no. 4 received by the Local Planning Authority 30th May 2022 Existing Section, Proposed Section Drawing No. 5 received by the Local Planning Authority 30th May 2022 The reason for the condition is:- For the avoidance of doubt.
3.The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form. The reason for the condition is :- In the interests of the visual amenities of the area.
4.Prior to the first use of the development hereby permitted space sufficient to the satisfaction of the Local Planning Authority shall be provided within the site to enable two cars to park. This area shall be laid out, demarcated, levelled, surfaced, drained and be retained thereafter available for that specific use. Reason: To ensure the permanent availability of the parking in the interests of satisfactory development and highway safety.
5.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
