| 1. | The development shall be carried out in accordance with the following plan:
- Proposed Garage adaptions: Plan No. P01 Revision B received by the Local Planning Authority on 6th January 2023

| 2. | The materials to be used in the external walls and roof of the development hereby permitted shall match those in accordance with the details stated in the application form.

| 3. | No business or commercial activity shall be carried on, within, or from the garage or workshop hereby approved.

| 4. | The development hereby permitted shall at no time be used for the purposes of providing overnight accommodation whatsoever.

| 5. | There shall be no use of the roof(s) as a terrace above either the garage or the workshop hereby approved.

| 6. | The garage and workshop hereby approved shall only be used by occupants of 103 University Crescent and shall only be used as an outbuilding ancillary to the main dwelling.

| 7. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any amendment revoking or re-enacting that Order) the garage and workshop hereby permitted shall not be further extended or amended in any way without first obtaining the express written permission of the Local Planning Authority.
The reason for the condition is:-
To enable the Local Planning Authority to retain control over any further extensions to the dwelling in the interests of residential amenity. |
| 8. | Within two months of the completion of the garage by virtue of the installation of the roof and first use, at least one of the two outbuildings within the rear yard of 103 University Crescent shall be removed from the site.
The reason for the condition is :-
The garage represents a significant extend of the gardens curtilage being used in addition to various outbuildings, with the result of reducing the level of outdoor amenity space to an amount considered insufficient for a family-sized home and causing overdevelopment of the dwelling's curtilage. |
| 9. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |

The new wall, gate and piers at the south east access to garage area exceeds permitted development, is unauthorised and should be subject to a planning application to regularise. Please submit an application or discuss within one month of this decision to establish a suitable course of action. |
