1.The development shall be carried out in accordance with the following plans received by the Local Planning Authority on the 29th August 2020 as part of application 06/20/0385/F: Location Plan: 0010 Rev P1 Proposed Site Plan: 0012 Rev P1 Proposed Extension Plans: 0016 Rev P1 Proposed Extensions Elevations: 0017 Rev P1 and in accordance with the following plans received by the Local Planning Authority on the 31st March 2022: Proposed Floor Plan: 0013 Rev P2 Proposed Elevations -new building: 0014 Rev P2 and shall incorporate the recommendations contained in the Flood Risk Assessment & Surface Water Drainage Strategy Revision 0 (plandescil, dated August 2020) received by the LPA on the 19th August 2020 as part of application 06/20/0385/F. The reason for the condition is:- For the avoidance of doubt.
2.Prior to the first use of the development hereby permitted the proposed access on-site car / rigid/tractor/trailer parking, servicing, loading, unloading, turning and waiting area shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use. The reason for the condition is: - To ensure the permanent availability of the parking/manoeuvring areas, in the interests of satisfactory development and highway safety.
3.Prior to the first use of the development hereby permitted, the scheme of surface water drainage approved under application 06/21/0608/CD shall be installed in its entirety. For the avoidance of doubt, this shall be in accordance with the following details provided as part of application 06/21/0608/CD: - the Surface Water Drainage Schedule (drawing number 9401/03) received by the Local Planning Authority on the 15th July 2021, and, - the revised drainage plan (Freightforce Vauxhall Runham revised drainage plan dated the 20.7.21) received by the Local Planning Authority on the 9th August 2021. The reason for the condition is :- To ensure that surface water is disposed of suitably.
4.Prior to the first use of the development hereby permitted, the scheme of foul water drainage approved under application 06/21/0608/CD shall be installed in its entirety. For the avoidance of doubt, this shall be in accordance with the following details provided as part of application 06/21/0608/CD: - the revised drainage plan (Freightforce Vauxhall Runham revised drainage plan dated the 20.7.21) showing the connection point and discharge rate, received by the Local Planning Authority on the 9th August 2021. The reason for the condition is :- To prevent environmental and amenity issues arising from flooding.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the main aims of Core Policy CS06 from the adopted Core Strategy.
