| 1. | Due to the massing, width and forward projection of the proposed front extension the development proposes an unacceptable detrimental impact on the character and appearance of the original dwelling and is an unsympathetic addition which detracts from the original balance and proportions of the dwelling, appearing unbalanced, unsympathetic and failing to present a sense of subservience to the original form of the dwelling.
The massing, scale and projection of the extension also represents an uncomplimentary addition to the row of terraces and by extension the surrounding street scene. As a result the development has a harmful impact on the visual amenity and the character and appearance of the existing row of terraces and the surrounding streetscene, to the detriment of the aims of trying to achieve successful and attractive design.
Therefore, the application is contrary to the adopted Great Yarmouth Core Strategy (2015) Policy CS09 and Great Yarmouth Local Plan Part 2 (2021) Policy H9 which both seek to promote a high standard of design and protect the character and appearance of original buildings, the street scene and the surrounding area. |
