1.By reason of the siting and scale of the proposed garage significantly forward of the host dwelling and close to the shared side boundary with No.5 Cliff Lane and close to the front boundary of the property with Cliff Lane, the proposal would appear dominant and obtrusive and thereby fail to maintain or enhance the character and appearance of the street scene and its immediate surroundings contrary to the requirements of Policy CS9 of the adopted Local Plan Core Strategy and Policy H9 of the Great Yarmouth Local Plan Part 2 (2021).
2.By reason of the siting and scale of the proposed garage the proposal would appear dominant and obtrusive when viewed from the neighbouring dwelling and cause shadowing over a significant stretch of the front garden area at No.5 Cliff Lane during the morning which is considered to result in significant harm to the amenities of the occupiers of No.5 Cliff Lane contrary to Policies A1 and H9 of the Great Yarmouth Local Plan Part 2 (2021)
