| 1. | The development shall be carried out in accordance with the following revised plans received by the Local Planning Authority on the 3rd November 2022:
- Drawing Number 1760/1, entitled Proposed use as House in Multiple Occupation, 48 Crown road Great Yarmouth - Planning Drawing (submitted as the Location Plan, Block Plan, proposed elevations and floor plans), dated October 2022.
The reason for the condition is:-
For the avoidance of doubt. |
| 2. | The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building in accordance with the details stated in the approved plan.
The reason for the condition is :-
In the interests of the visual amenities of the area in accordance with Policy A1 of the adopted Great Yarmouth Local Plan Part 2 (2021). |
| 3. | Until such a time that the kitchen extension (as shown on Drawing Number 1760/1) is constructed and made available to the residents in its entirety, there shall be no more than 5 people occupying the premises and there shall be a temporary communal living room provided on the ground floor within either room 1 or room 2 (as labelled on Drawing Number 1760/1). This communal living area shall not be used for sleeping accommodation during this period and shall be made available to all occupants of the HMO.
The reason for the condition is :-
To ensure adequate levels of communal living space in accordance with Policies H12 and A1 of the adopted Great Yarmouth Local Plan Part 2 (2021). |
| 4. | Subject to Condition 2 above, the House of Multiple Occupation hereby approved shall not be occupied by any more than six people at any one time. Only the rooms labelled as Rooms 1, 2, 3, 4, 5 and 6 on the approved floor plan (as detailed on Drawing Number 1760/1) shall be used for bedroom accommodation, and all other rooms shall remain available for use as communal facilities.
The reason for the condition is :-
To ensure that adequate facilities are provided to occupants of the HMO and to mitigate any adverse impacts to neighbours in accordance with Policies H12 and A1 of the adopted Great Yarmouth Local Plan Part 2 (2021). |
| 5. | Within 3 months of the date of this permission, a Flood Response Plan shall be submitted to and approved in writing by the Local Planning Authority. The Flood Response Plan shall include ensuring the site is brought into the Environment Agency's Flood Warning Service, and shall include evacuation procedures. The Flood Response Plan shall be be made available to all occupiers of the site and management and staff thereof. The development shall continue to be operated thereafter in accordance with the Flood Response Plan in perpetuity.
The reason for the condition is :-
To minimise the risk to the occupants in the event of flooding in accordance with Policy CS13 of the adopted Great Yarmouth Local Plan Core Strategy (2015). |
| 6. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the requirements of Local Plan Part 2 Policies A1 and H12. |
| 7. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
