1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.Prior to commencement of the alterations to the roof of the building hereby permitted, the details of the fibre cement slate to be used shall be submitted to the Local Planning Authority and approved in writing. The submitted details shall closely match the colour, size, profile and texture of those of the adjoining roof at No.15 North Road. The development shall be undertaken using the materials as approved. The reason for the condition is :- In the interests of the visual amenities of the area and to preserve the setting of the Ormesby St Margaret Conservation Area .
3.The development shall be carried out in accordance with the following plans and details: Front Elevation, Roof Plan, received by the Local Planning Authority on 20th April 2022; The details of the Site Premium Anthrocite Aluminium Alloy Centre Pivot Roof Window received on 4th April 2022; and The Location Plan received on 28th March 2022 The reason for the condition is:- For the avoidance of doubt.
4.REASON FOR APPROVAL OF THE APPLICATION :- The proposal was considered in terms of the requirements of Policies GSP1, A1, H9 and E5 of the Local Plan Part 2 and CS10 of the Local Core Strategy
5.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
6.The application contained no condition survey indicating the extent of damage to the existing slates. Historic England advises that entire re-slating of the roof should usually take place if more than 5-10% of the roof slates are missing or slipping. It might be the case that only a number of slates need replacing. and that the reuse of existing sound slate tiles and replacing damaged ones in a like-for-like manner would be a possibility. This would entail maintenance of the roof and not require planning permission.
