| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out using the materials shown on the approved plan and as advised in the e-mails from the applicant dated 18th May 2022 which indicates matching roof tiles and lead dressed cheeks.
The reason for the condition is :-
In the interests of the visual amenities of the area as precise details of the materials have not been submitted. |
| 3. | The development shall be carried out in accordance with the following approved plans and details:
- location plan and window details, received by the Local Planning Authority on 21/03/2022.
- proposed elevation plan BAS - Chipperfield - 02 received by the Local Planning Authority on 5/05/2022.

| 4. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal was considered having regard to Policy CS10 of the Core Strategy Policies E5 and A1 of the Local Plan Part 2 and meets the criteria for alterations to a building within the conservation area. |
| 5. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
