1.The development must be begun not later than 06th September 2024. The reason for the condition is :- To ensure consistency with the commencement timescales of original permission 06/21/0584/F, which requires commencement within three years beginning with the date of that permission. The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans Location Plan: drawing no. 0150 revision P2. Proposed Elevations: drawing no. 2100 revision P2. Proposed Ground floor plan: drawing no. 1200 revision P2. Proposed First floor plan: drawing no. 1201 revision P3. Proposed Site plan: drawing no. 0100 revision P2. Proposed Roof Plan: drawing no. P13458/Trusses Received by the Local Planning Authority on the 23rd March 2022. The reason for the condition is:- For the avoidance of doubt.
3.The annex accommodation hereby approved shall only be used by the occupiers of the dwelling (Wychwood), or their dependants, and shall not be used as a separate dwelling or let separately for holiday purposes. The reason for the condition is :- This permission is granted under exceptional circumstances for a form of development not normally permitted by the Local Planning Authority and to enable the Authority to retain control over the use of the site.
4.The development hereby permitted shall at all times retain a minimum of 1 car parking space within the garage / annex building hereby permitted, measuring no less than 5m in length x 2.5m in width when measured internally with the door closed. The reason for the condition is :- To help ensure the retention of adequate parking space on site.
5.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
6.Informative Note: It is recommended by the Councils Arboriculturist that the large Ash tree on site is crown lifted up to 5m prior to the building works to allow for traffic to pass under the canopy unimpeded.
