| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following revised plans received by the Local Planning Authority on 03 February 2023:
001 revision P02 - Existing and Proposed Block Plan;
004 revision P02 - Proposed Ground Floor Plan;
005 revision P02 - Proposed First Floor Plan;
006 revision P04 - Proposed Elevations; and,
007 revision P01 - Section.
The reason for the condition is:-
For the avoidance of doubt. |
| 3. | There shall be no installation of any windows or doors, including replacements, within the development hereby permitted without the written and drawn specifications of fenestration materials, colour and design arrangement first being submitted to and approved in writing by the Local Planning Authority. This shall apply notwithstanding any indication of proposed materials given in the submitted and/or approved plans and documentation. The development shall thereafter be completed in strict accordance with the exact types and colours and designs of the materials details to be approved by the Local Planning Authority.
The reason for the condition is :-
In the interests of the visual amenities of the area and the preservation of the character of the conservation area, as precise details of the materials have not been submitted in the revised plans and the original proposed materials are not considered appropriate for use in the conservation area nor amongst the palette of materials proposed in the remainder of the development, in accordance with policies CS09 and CS10 of the adopted Great Yarmouth Core Strategy (2015) and policies H9 and E5 of the adopted Great Yarmouth Local Plan Part 2 (2021), and policies HO3 and E4 of the Winterton Neighbourhood Plan (2022) and the expectations of the National Planning Policy Framework (2021). |
| 4. | The materials to be used for the external wall cladding / boarding of the development hereby permitted shall match those proposed on the revised Proposed Elevations on plan 006 revision P04 received 03 February 2023.

In the interests of the visual amenities of the area and the preservation of the character of the conservation area, in accordance with policies CS09 and CS10 of the adopted Great Yarmouth Core Strategy (2015) and policies H9 and E5 of the Great Yarmouth Local Plan Part 2 (2021), and policies HO3 and E4 of the Winterton Neighbourhood Plan and the expectations of the National Planning Policy Framework. |
| 5. | The materials to be used for the roof covering of the development hereby permitted shall be red clay pantiles to match those of the existing dwelling, and shall wherever possible reclaim and reuse the tiles from the existing ground floor extension within this development.

In the interests of the visual amenities of the area and the preservation of the character of the conservation area, in accordance with policies CS09 and CS10 of the adopted Great Yarmouth Core Strategy (2015) and policies H9 and E5 of the Great Yarmouth Local Plan Part 2 (2021), and policies HO3 and E4 of the Winterton Neighbourhood Plan and the expectations of the National Planning Policy Framework (2021). |
| 6. | Notwithstanding the indication of proposed window style shown for use on the north-west elevation first floor (on plan 006 revision P04), the window design and style of the proposed window shall be subject to prior written agreement with the Local Planning Authority prior to its installation. The window to be used shall not be a top-opening fanlight window as shown on the plans; unless prior written agreement is made in the alternative the window style shall be a casement opening (side hung) window with restricted opening of no more than 25-degrees from the plane of the external wall, to allow for suitable ventilation.
The reason for the condition is :-
To secure an appropriate form of design for the prominent location in the conservation area, and in the interests of protecting the privacy of future occupants and neighbouring residents, in accordance with policies CS09 and CS10 of the adopted Great Yarmouth Core Strategy (2015) and policies H9, A1 and E5 of the Great Yarmouth Local Plan Part 2 (2021), and policies HO3 and E4 of the Winterton Neighbourhood Plan and the expectations of the National Planning Policy Framework. |
| 7. | The windows to the stairwell / landing shown in the 'Front NE Elevation' and to the new shower room shown in the 'Side NE Elevation', both as described on approved plan 006 revision P04, shall be fitted with obscure glass to a level equivalent to Pilkington Privacy Level 5 which shall be installed prior to the first occupation of the extension to the dwelling hereby permitted, and this obscure glazing shall be retained thereafter in perpetuity.
The reason for the condition is:-
In the interests of the residential amenities of the occupiers of nearby properties and future residents, in accordance with policies CS09 of the adopted Great Yarmouth Core Strategy (2015), and policies H9 and A1 of the Great Yarmouth Local Plan Part 2 (2021). |
