| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development hereby permitted shall be carried out in accordance with the submitted application form and approved plan drawing reference:
- Site Location plan, Existing Floor and Elevation plans - 2053-001 - Received by the Local Planning Authority on the 9th February 2022
- Proposed Floor and Elevation plans - 2053-005-Rev C - Received by the Local Planning Authority on the 27th April 2022
And the materials to be used in the development shall be in accordance with the details proposed in the application form.

| 3. | The floor levels of the proposed development hereby permitted shall not be set lower than the existing levels of the existing dwelling and electrical sockets shall be raised to a safe internal level above established potential flood risk levels.
The reason for the condition is :-
In the interests of the flood prevention and residential amenities of the occupiers of nearby dwellings. |
| 4. | Construction work shall not take place outside the following hours:-
08:00 to 18:00 Monday to Friday.
08:30 to 13:30 Saturday
No work shall take place on Sundays or Bank Holidays. (These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property).

In the interests of the residential amenities of the occupiers of nearby dwellings. |
| 5. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2. |
| 6. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
