| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plans received by the Local Planning Authority on the 11th February 2022:

| 3. | Notwithstanding the provisions of the Town and Country Use Classes Order 1987 (or any Order revoking or re-enacting that Order) and the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 as amended (or any Order revoking or re-enacting that Order), the premises shall not be used for any purpose other than as a dentist surgery / dentistry clinic.
The reason for the condition is:-
Whilst the use hereby permitted is beneficial as a facility to the local community, the condition is imposed to retain control over the future use of the premises to ensure that any alternative uses are sequentially appropriate to the location as this is an out-of-centre site and the range of alternative uses could include a range of main town centre uses that should be subject to sequential test assessments, in the interest of maintaining vitality and viability of defined local centres. |
| 4. | The premises shall not be open for business outside of the following hours:-
08:00 to 19:00 Mondays
08:00 to 19:00 Tuesdays
08:00 to 19:00 Wednesdays
08:00 to 19:00 Thursdays
08:00 to 19:00 Fridays
08:00 to 13:00 Saturdays
11:00 to 23:00 on Sundays or Bank Holidays.
The reason for the condition is :-
In the interests of the residential amenities of the occupiers of nearby dwellings. |

The proposal meets the aims of adopted policy L1 M from the Local Plan Part 2. |
