1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development including materials shall be carried out in accordance with the application form and approved plans, drawing references: - Site Location Plan - 5959- DD- XX- XX- DR- A- 001- P00 - Existing and Proposed Block Plan - 5959- DD- XX- XX- DR- A- 020- A00 - Existing Elevations - 5959- DD- XX- XX- DR- A- 011- A00 - Existing Floor and Roof Plan - 5959- DD- XX- XX- DR- A- 010- A00 - Proposed Floor and Roof Plan - 5959- DD- XX- XX- DR- A- 050- A01 - Proposed Elevations - 5959- DD- XX- XX- DR- A- 051- A01 Received by the Local Planning Authority on 10th January 2022 The reason for the condition is:- For the avoidance of doubt.
3.The driveway length in front of the property shall be a minimum of 4.8 metres as measured from the principal elevation to the highway boundary. The reason for the condition is: - To ensure parked vehicles do not overhang the adjoining public highway, thereby adversely affecting highway users.
4.Space sufficient to the satisfaction of the Local Planning Authority shall be provided/retained within the site to enable two cars to park. This area shall be laid out, demarcated, levelled, surfaced, drained and be retained thereafter available for that specific use. The reason for the condition is: - To ensure the permanent availability of the parking/manoeuvring areas, in the interests of satisfactory development and highway safety.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2.
