1.	With reference to your application received 03 December 2021. I would advise you that from a planning point of view the Borough Council as Local Planning Authority objects to the proposed amendment and your application has been refused. It is considered that the proposal amounts to a material change to the permission as originally granted. There is need to re-advertise the changes to the materials proposed on the elevations due to the extent of change proposed, and partly because previous objections specifically cited the use of cladding and raised concerns about the potential for reflected noise from the side gable; it is considered the proposed removal of cladding and replacement with greater area of hard render might exacerbate this as well as having visual effects, in all requiring the proper reconsideration of the matter through a full planning application.
