| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the plan 2172.001 received by the Local Planning Authority on 23 December 2021.
The reason for the condition is :- For the avoidance of doubt. |
| 3. | The materials shall match those of the existing building, where materials are of a like nature in accordance with the details stated in the application form (ie the EDPM roof is not matching but other materials are).

| 4. | No part of the proposed structure (to include fascia board/rainwater guttering) shall overhang or encroach upon highway land and no gate/door/ground floor window shall open outwards over the highway.

| 5. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in saved Policies CS9 and A1 and H9 of the adopted Local Plan. |
