1.The development shall be carried out in accordance with the application form and location plan received by the Local Planning Authority on the 25 November 2021. The reason for the condition is:- For the avoidance of doubt.
2.Only the unit hereby approved shall be utilised as a hot food takeaway (A5). The reason for the condition is:- In the interest of the amenities of the area.
3.The delivery of hot cooked food shall be carried out during the following hours and days only: 15:00 to 00:00 Monday to Friday, Saturday and Sunday. The reason for the condition is:- In the interest of the residential amenity of the area.
4.Customers shall be permitted into the premises during the following approved hours only: 15:00 to 00:00 Friday to Friday, Saturday and Sunday. The reason for the condition is :- In the interest of the amenities of the locality.
5.Notwithstanding the provision of Class A of Schedule 2, Part 2 of the Town and Country Planning (General Permitted Development) Order 2015, (or any Order revoking, amending or re-enacting that Order) no gates, bollard, chain or other means of obstruction shall be erected across the approved vehicular and pedestrian access to the parking area unless details have first been submitted to and approved in writing by the Local Planning Authority. The reason for the condition is :- In the interests of highway safety.
6.There shall be no installation of any methods of fume extraction, until details have first been submitted to and approved by the Local Planning Authority in consultation with Environmental Health. The extraction unit(s) shall be installed in accordance with the details as approved and shall be maintained in accordance with those details in perpetuity. The reason for the condition is:- To ensure an adequate form of development and in the interests of visual and residential amenity.
7.The existing on-site parking area shall be laid out, demarcated, levelled, surfaced and drained and retained thereafter available for that specific use. The reason for the condition is :- To ensure the provision of adequate on-site parking and turning facilities for the development.
8.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the requirements of Policies A1 Amenity and R5 Local Centres of the adopted Local Plan Part 2 and Policy CS6 of the Core Strategy.
9.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
