1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans - drawing reference: 1668/1 - received by the Local Planning Authority on 10th December 2021. The reason for the condition is:- For the avoidance of doubt.
3.The external materials shall match those of the existing building in accordance with the details stated in the application form. The reason for the condition is :- In the interests of the visual amenities of the area.
4.The windows on the eastern elevation (to the rooms labelled as En-suite and dressing room on PLAN 1668/1) shall be fitted with obscure glass to a level equivalent to Pilkington Privacy Level 5 which shall be installed prior to the first occupation of the dwelling and this obscure glazing shall be retained thereafter in perpetuity. The reason for the condition is:- To protect the amenity of occupiers of the property.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2.
6.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
7.NOTES - Please read the following notes carefully:- Fleggburgh Footpath 5 is aligned adjacent to the West boundary of the site. The full legal extent of this footpath must remain open and accessible for the duration of the development and subsequent occupation.
