1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans received by the Local Planning Authority on the 24th November 2021: Site Plan : 282-21-0150-P1 Proposed Ground Floor Plans - Pool House: 282-21-1200-P2 Proposed Ground Floor Plans - Summer House: 282-21-1201-P1 Proposed Ground Floor Plans - Garage: 282-21-1202-P2 Proposed Elevations - Pool House: 282-21-2100-P2 Proposed Elevations - Summer House: 282-21-2101-P1 Proposed Elevations - Garage: 282-21-1202-P2 The reason for the condition is:- For the avoidance of doubt.
3.The external facing materials used in the development shall accord with the details stated in the application form. The reason for the condition is :- In the interests of the visual amenities of the area.
4.Both the garage / workshop and the summer house hereby permitted shall only be used for purposes incidental to residential occupancy of the dwelling known as The Old Net Shed at 22 Bulmer Lane, Winterton on Sea, and shall not be used for any business or commercial activity whatsoever at any time. The reason for the condition is :- For clarity where commercial use could give rise to amenity impact and highways safety implications.
5.The pool house hereby permitted shall only be used for purposes incidental to residential occupancy of the dwelling known as The Old Net Shed at 22 Bulmer Lane, Winterton on Sea, and shall not be used for any business or commercial activity whatsoever, nor shall it be let out for hire, at any time. The reason for the condition is :- For clarity where commercial use could give rise to amenity or highways impacts.
6.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in adopted policy H9 and avoids unacceptable adverse amenity impacts subject to the conditions and policy A1 of the Local Plan Part 2.
7.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
