1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the plans 004 P01 and 005 P01 received by the Local Planning Authority on 25 October 2021 and revised plans 006 P02 and 007 P02 received by the Local Planning Authority on 25 November 2021. Where precise matching brick materials are not possible for the development, the material to be used in the external facing walls shall be of K-rend finish in off-white/cream colours as indicated on the revised drawings. The reason for the condition is :- For the avoidance of doubt.
3.No part of the proposed structure (to include fascia board/rainwater guttering) shall overhang or encroach upon highway land and no gate/door/ground floor window shall open outwards over the highway. Reason: In the interests of highway safety.
4.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in saved Policy CS9 of the adopted core strategy and H9 of the adopted Local Plan Part 2.
5.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
