| 1. | The development shall be carried out in accordance with the application forms and plans (plan refs: RR/GY/04 and RR/GY/05) received by the Local Planning Authority on the 1st July 2020 as part of application 06/20/0303/CU.

| 2. | Notwithstanding the provisions of Part 3 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended) (or any Order revoking or re-enacting that Order) the ground floor to the premises hereby permitted shall be used as an Adult Gaming Centre only, as designated with reference to The Gambling Act 2005 and (Licensed Premises Gaming Machine Permits) (England and Wales) Regulations 2007, and open to persons over the age of 18 therefore.
The reason for the condition is:-
For the avoidance of doubt and to retain control where the concept of material change offers too little certainty of control, and to ensure the use provides a service for the community, which formed part of the justification for the loss of previous retail use from the defined town centre. |
| 3. | There shall be no sale of any food or drink conducted from the premises at any time.
The reason for the condition is :-
To minimise the opportunities for anti-social behaviour to ensure that the conclusions of the noise report can be met. |
| 4. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the aims of Core Policy CS09 from the adopted Core Strategy and LPP2 policies GY1 and A1. |
| 5. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
