1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the site location plan received by the Local Planning Authority on the 12th October 2021 and with the following revised plans received by the Local Planning Authority on the 6th December 2021: proposed ground floor plan - 4 planning ammt 12/21 proposed ground floor plan - 6 planning ammt 12/21 roof plans - 7 planning ammt 12/21 proposed elevation - 8 planning ammt 01/22 (received by the Local Planning Authority on the 6th January 2022) proposed section - 9 planning ammt 12/21 block plan - 10 planning ammt 12/21 The reason for the condition is:- For the avoidance of doubt.
3.The external materials to be used shall match those of the existing building in accordance with the details stated in the application form. The reason for the condition is :- In the interests of the visual amenities of the area.
4.Prior to the first occupation/use of the development hereby permitted the proposed access and on-site car parking and turning area shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use. The reason for the condition is: - To ensure the permanent availability of the parking/manoeuvring areas, in the interests of satisfactory development and highway safety.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2.
