1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans and details received by the Local Planning Authority on 5th October 2021 : - Site location and block plan, ref: 0436-001; - Proposed floor plans, ref: 0436-003 Rev E; - Proposed elevations, ref: 0436-005 Rev D; - Design and Access Statement, ref: 0436. The external material finishes to be used in the development shall be to match those of the material finishes of the existing building the subject of this extension, unless any variation is first agreed in writing with the Local Planning Authority. The reason for the condition is :- For the avoidance of doubt.
3.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for alterations and extensions to buildings set out in saved Policy BNV18 of the Great Yarmouth Borough-Wide Local Plan CS 09 Encouraging well-designed, distinctive places and A1 Amenity of the emerging Draft Local plan Part 2
