1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The development shall be carried out in accordance with the following plans received by the Local Planning Authority on the 1st October 2021:
Proposed ground floor plans: 4
Proposed Elevations: 5
Proposed Section: 6
Proposed Site Layout: 7

3. | No part of the proposed structure (to include fascia board/rainwater guttering) shall overhang or encroach upon highway land and no gate/door/ground floor window shall open outwards over the highway.

4. | The materials to be used in the external walls of the development shall match those of the existing building.
The reason for the condition is :-
In the interests of the visual amenities of the area. |
5. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2. |
6. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
7. | It is the Applicant's responsibility to clarify the boundary with the public highway. Private structures such as fences, or walls will not be permitted on highway land.
