| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the plan ref: 1648/1 received by the Local Planning Authority on 6th October 2021.
The reason for the condition is :-
For the avoidance of doubt. |
| 3. | The materials to be used shall match those of the existing building in accordance with the details stated in the application form.
The reason for the condition is :-
In the interests of the visual amenities of the area. |
| 4. | Adult gaming and gambling shall take place only within the spaces shown to be used for adult gambling purposes on the approved plan 1648/1, and in no other locations, and the spaces shown for other purposes shall only be used for non-gambling purposes.
The reason for the condition is :-
For the avoidance of doubt, in the interests of preserving amenity of holiday makes and the character of the holiday desitination, and to accord with policy TR9 where the control of gambling and gaming floor area is required. |
| 5. | Notwithstanding the provisions of Part 3 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended) (or any Order revoking or re-enacting that Order) the areas within the development hereby permitted which are to be used for adult gaming and gambling shall be limited to those areas shown on the approved plan 1648/1 as to be used as an Adult Gaming Centre only, as designated with reference to The Gambling Act 2005 and (Licensed Premises Gaming Machine Permits) (England and Wales) Regulations 2007, and open to persons over the age of 18 therefore. Other parts not so designated shall not be used for adult gaming purposes.

For the avoidance of doubt and to retain control where the concept of material change offers too little certainty of control, and to ensure the use provides a service for the holiday-making community across its demographic. |
| 6. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria of retained policy TR5, TR7 and TR9 and Core Strategy policy CS8 and L1 |
