1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The development shall be carried out in accordance with the site location plan ref 230921/2, and drawing number 230921/2 Proposed Floor Plans and Elevations, received by the Local Planning Authority on 29 September 2021. The external materials shall be as specified on the above numbered plan.
The reason for the condition is :-
For the avoidance of doubt. |
3. | There shall be no use of the balcony within the development hereby permitted until the parapet walls have been constructed to all sides of the balcony above the garage, with a minimum height from the balcony floor level of at least 1.10m.
The reason for the condition is :-
In the interests of protecting residential amenity. |
4. | Notwithstanding the provision of the Town and Country Planning (General Permitted Development) Order (2015), (or any Order revoking, amending or re-enacting that Order) no gates/bollard/chain/other means of obstruction shall be erected across the approved access unless details have first been submitted to and approved in writing by the Local Planning Authority.

5. | The driveway length in front of the garage shall be at least 6 metres as measured from the garage doors to the highway boundary. There shall be no use of the garage hereby permitted until the 6m driveway parking has first been provided and made available for use.
The reason for the condition is: -
To ensure parked vehicles do not overhang the adjoining public highway, thereby adversely affecting highway users. |
6. | Prior to the first use of the development hereby permitted the proposed access and on-site car parking shall be laid out, demarcated, levelled,
surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use.
The reason for the condition is: -
To ensure the permanent availability of the parking/manoeuvring areas, in the interests of satisfactory development and highway safety. |
7. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in saved Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan. |
8. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
