| 1. | The development shall be carried out in accordance with the following approved plans:
- 1301/1 received by the Local Planning Authority on 28 June 2018, as part of application ref 06/18/0348/F; and,
- "1301/2 Revision A (Sept'21)1/Bay window revised,2/First floor window added", as received by the Local Planning Authority on 24 September 2021 within application 06/21/0813/F.

| 2. | Notwithstanding the details shown on drawing no. 1301/1 the proposed detached garage shall be fitted with a roller shutter door prior to its first being brought into use and shall remain as such thereafter.

| 3. | Prior to the first use of the detached garage hereby permitted, the vehicular access to the detached garage shall first be provided and thereafter retained in the position shown on the block plan within the approved plan (drawing no. 1301/1), and the access shall be built in accordance with the attached highway specification (Drawing No. TRAD 3). Arrangement shall be made for surface water drainage to be intercepted and disposed of separately so that it does not discharge from or onto the highway carriageway.
The reason for the condition is :-
To ensure satisfactory access into the site and avoid carriage of extraneous material or surface water from or onto the highway. |
| 4. | Prior to the first use of the garage hereby permitted any sidewalls, fences or hedges adjacent to the access shall be splayed at an angle of 45 degrees from each of the (outside) posts to the front boundary of the site to form a 1m x 1m visibility splay.

| 5. | Notwithstanding the provisions of Class A of Schedule 2, Part 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015, (or any Order revoking, amending or re-enacting that Order) no gates, bollard, chain or other means of obstruction shall be erected across the approved access unless details have first been submitted to and approved by the Local Planning Authority.
